Construction time

Right from the start, a construction period of only four years was planned for the entire former called Daimler area. Naturally, cost targets had to be met and high quality standards had to be fulfilled. In order to cope with the organization of such an enormous project, debis Immobilienmanagement GmbH (called dIM, the controlling company of investor) together with Drees & Sommer AG, its general manager, went new ways and developed a concept of subprojects: The area was divided into four construction segments (A, B ,C and D). Each construction segment was given its own "overall site management", which worked hand in hand with the responsible companies in the role of owner-manager.

Another challenge was to consider the transport-infrastructure elements that dIM had to construct for third parties during the planning of its own 19 buildings. For the city-state of Berlin, tunnel segments were built for the B96 main road and the U3 tramline. And for Deutsche Bahn (German Railways), the regional railway station was built directly under Potsdamer Platz.
